CASE STUDY
The Brief
Our clients had recently purchased a bungalow that had the potential to meet the accessibility and therapy needs of their son Jordan, who has cerebral palsy. The family’s next step was to extend and adapt the property.
Having been instructed by Jordan’s Deputy to assess the suitability of the property the family selected Steven Docker Associates to design and manage the project and we quickly got to work, consulting with them and other experts to understand their plans, ambitions for Jordan and to ensure all their family needs were met. The family were great to work with and were keen to create a home they could be enabled by together, as a family, to support and inspire Jordan.
SDA’s management of the project included using a tender process to select a quality building contractor and deliver value for money. We also stayed in close contact with the family and the contractor throughout, ensuring smooth progress towards a timely completion.
CASE STUDY
The Result
Access-wise, our design included a self-contained extension for Jordan, with a specially equipped bedroom, en-suite bathroom, therapy room and utility room, as well as an adjacent carer’s bedroom and office/sitting room.
The existing living space was also refurbished and adapted to feature ceiling hoists, assistive technology and a new home security system, offering Jordan and his family peace of mind and confidence when it came to safety and ease of moving around the home and using the new features.
Outside, we made the large garden more accessible and fun, with level paths and a landscaped outdoor therapy and play area for Jordan to enjoy with the rest of the family.

The Brief
The Swann family wanted a home that would both meet the needs of their daughter, who has cerebral palsy, and create a beautiful, accessible home for her to be proud of.
We were instructed to design and project-manage the adaptation of a period property of specific local interest, maintaining the period features where present, and incporportating as much, future-proof technology and sustainable assets as possible.
The project began with a consultation at the client’s previous home. Having established the suitability of the property, scheme designs were prepared and planning permission was obtained from the local authority. SDA guided the project through to completion, helping the family to obtain competitive tenders and choose a building contractor, before also supervising the works on site.
CASE STUDY
The Result
Our design extended the home on three sides, creating twice as much floor space. New amenities include a dedicated therapy room, a hydrotherapy pool with shower facilities, carer accommodation, an adapted ensuite ‘wet room’, a lift, and a new open-plan dining / kitchen room, and utility room.
The home enables our client to grow and adapt to her accessibility and therapy needs, ensuring rehabilitation and care can be accessed on-site, around her family.

CASE STUDY
The Brief
A beautiful period property in the Shropshire countryside was purchased and sympathetically adapted for our client – not your average adaptive project but we love a challenge and our team were quickly able to see how we could respectfully adapt the property to enable our client and help them realise their long-term passions.
The client, who is paraplegic, has a passion for fast cars and modern technology. The brief was to adapt the existing garages to meet his needs and incorporate assistive technology, whilst retaining the character of the building.
CASE STUDY
The Result
To make the property entirely accessible and enable our client, we provided level access, widened doorways and installed a through-floor lift.
Solar panels were also installed, along with a home entertainment system and an integrated television in the ensuite wet room.
It’s a technological dream and the property looks stunning. The family are enabled, proud and have a better quality of life together post-injury.

CASE STUDY
The Brief
Jack was involved in a road accident at the age of 18 that rendered him tetraplegic and in need of specially adapted accommodation. We were initially asked to produce an accommodation report in 2010, and went on to manage the planning, design and build of a bespoke bungalow for Jack.
It was incredibly important to Jack that he was able to influence the design of the new property – which we always welcome and encourage if possible. Accessibility, open spaces and remote management of the house was key. SDA looked after all the background work, including negotiating the land purchase, obtaining planning consent and managing both the tender process and building work.
CASE STUDY
The Result
We incorporated all of Jack’s ideas and requests into the finished bungalow, which now features a gym and therapy room, a carer’s bedroom, a specially adapted shower room, and even a utility room designed especially for Jack’s dog. The large dining / kitchen and living room ensure Jack has lots of space to move around and take control. There’s also a first floor with two additional guest bedrooms and bathrooms, plus space for a lift to be installed in future.
Assistive technologies built into the property include automated drive gates, doors, heating, lighting, CCTV and entertainment systems, all of which Jack takes great pride in managing on his iPhone or via Amazon Alexa voice commands.
SDA won a BUILD Architecture Award for the property in 2019 (Best Adaptive Homes Design Company).

CASE STUDY
The Brief
We were asked to redesign proposals created by a previous architect to help meet the specific needs of a young girl with cerebral palsy and her family.
The house had already been purchased by the time we became involved with this project but there was ample space and a great environment to work with, to provide the specialist facilities required.
CASE STUDY
The Result
We designed a fully accessible home with a view to the long term. The design included an extension to the side/rear for a therapy room and the existing floor space was reconfigured to provide a bedroom and specially equipped wet room.
The extension was designed to complement the character of the existing house and the layout allows for flexibility in the future, to provide carers accommodation whilst maintaining the privacy of the family. We helped turn our clients’ family vision of a warm, inviting, accessible and modern home into a reality and we love the fact they feel safe, happy and are thriving in their new place.

CASE STUDY
The Brief
When the Davies family identified a property that could meet Jake’s accessibility needs, we were appointed carry out a feasibility study to establish if the property was suitable for adaptation – to include specially adapted areas (a therapy room, and fun entertainment areas) to ensure Jake can access and enjoy time with his family and friends, in his own home.
SDA prepared the plans and budgets for the project, assisted in purchase negotiations for the chosen property and managed all aspects of the build – including planning, building regulations, tendering the works, appointment of a contractor and overseeing the project on site.
CASE STUDY
The Result
A key feature of the adaptation was the extension, to create a new bedroom for Jake, a specially equipped shower room, a carer’s bedroom, a day room, an ensuite shower room and therapy room. The property was further extended to provide a sunroom, detached garage and a covered area for an outdoor hot tub (complete with overhead ceiling hoist) to provide Jake with aqua therapy. We also designed and built a log cabin, complete with a bar, TV and pool table, where Jake can watch rugby with his family and friends.
Existing rooms have been made wheelchair-accessible, while the bedroom, ensuite and therapy room feature ceiling hoists to enable Jake to access the new features and therapy zones in and around his home.
The build itself took eight months, allowing the family and carers to move in quickly and benefit from the new home, which won an award from Denbighshire County Council for its design and build.

CASE STUDY
The Brief
One of the main objectives for our young client – alongside the need to include therapy zones and increased accessibility for the long term – was to find a property in the local area as the children in the family had settled into local schools and community life and the claimant’s grandparents, who provided a significant support network, also lived close by.
Suitable properties in Armthorpe were extremely limited so we actively canvased the area and found a vendor willing to sell their bungalow. At the time this property was not on the open market.
Our Property Finding and Acquisitions team successfully negotiated the purchase of the property along with an additional strip of land which was acquired from a neighbour. Whilst the existing bungalow was far too small the site was generous enough, with the extra land, to accommodate a bespoke new-build dwelling.
Due to the scale of accommodation required the local authority didn’t initially favour the scheme and subsequently the application went to committee.
CASE STUDY
The Result
Thankfully we were successful in demonstrating how the property would not only have a significant benefit for our disabled client but also how the neighbours and surrounding properties had been carefully considered in the design.
The property accommodates all of our client’s current and future needs; and his favourite features are the new aqua-therapy pool and the bespoke indoor and outdoor play/therapy areas. The family have been able to keep their community ties and stay close to family and friends, whilst ensuring our client is safe, happy and thriving in his new home, and able to benefit from on-site therapy and rehabilitation.
The development won a ‘Highly Commended’ LABC Building Excellence Award for ‘excellent in design, construction and workmanship (South Yorkshire & Humber).

CASE STUDY
The Brief
As with many of our clients, it is so important that the property doesn’t look like it has been adapted to meet the needs of a disabled person.
The objective with this project was to maintain the charm of the existing cottage whilst creating a modern and contemporary extension to the rear to meet the needs of our client who suffered an incomplete spinal cord injury and her family.
Due to the age and condition of the existing cottage, providing wheelchair accessible spaces was certainly going to present a challenge. The main house had very low ceilings and the traditional layout required careful consideration during the design stage.
CASE STUDY
The Result
First impressions can be misleading – from the roadside you would never imagine what can now be found to the rear of the existing cottage. The heritage of the property meets new with a stunning, modern and sympathetic extension added – providing our client with a property that maintains the character of the existing cottage while offering a new gymnasium and hydrotherapy pool accessed via a glazed link.
We used large sections of glazing to flood the previously dimly lit cottage with natural daylight. As can be seen from the photos, level access has been provided to all the external areas at the rear of the property and, due to the installation of an internal lift, the accommodation is entirely wheelchair accessible.
The old cottage was underpinned and upgraded in accordance with current Building Regulations, which will reduce the long-term running costs of the property. With a focus on sustainability, the scheme also includes high levels of insulation, a ground source heat pump and photovoltaic solar panels.
